BRRRR in Lackawanna County: Where It Actually Pencils
The BRRRR — Buy, Rehab, Rent, Refinance, Repeat — works in NEPA only when the rehab hits median comp and the refinance pulls enough capital back out to fund the next one. Here's where we see it actually pencil in Lackawanna.
Where it works
Carbondale: lowest entry in the region, the rehab to median comp is modest, and per-unit rents clear the DSCR. The trade-off is turnover — plan for it. North Scranton and parts of Dunmore pencil for the same reasons.
Where it doesn't
Kingston and Green Ridge: acquisition prices are too high to recover capital on a refi at 70% ARV. Those markets reward flips and clean buy-and-hold, not BRRRR.
The refi trap
Underwriting the refi before you buy the property is the move. If 70% ARV minus your all-in doesn't recover ~75% of your cash, the repeat never starts. We price our BRRRR deals to leave that room.
