September 5, 20265 min readBy Property-Stock Research

Wilkes-Barre rental demand runs broad — singles, doubles, and small multis all absorb tenants. These are the in-place rent ranges we see clear the market fastest in 2026.

Downtown / River Common

1-BR: $875–$1,150. 2-BR: $1,150–$1,500. Premium for updated units; walkability commands the top of range.

West Side

2-BR: $1,200–$1,650. 3-BR: $1,450–$2,000. Strongest tenant quality in the city; supports the highest rents for polished product.

South Wilkes-Barre

1-BR: $750–$950. 2-BR: $950–$1,250. Volume rental market; multi-family dominates and caps run highest in the city.

East Side

2-BR: $1,000–$1,350. 3-BR: $1,250–$1,650. Balanced singles and multis; consistent, if not premium.

Underwrite every deal against the per-unit ceiling — especially on Section 8. The comp on the building matters more than the unit count.
