Scranton Investor Market Report — Q3 2026
Scranton remains the volume market of Northeast Pennsylvania. Median single-family prices hold in the low-to-mid $100Ks while the cheapest per-foot entry in the region keeps investor demand concentrated on the West Side and the Hill Section.
What's moving
Three-bedroom singles under $120K with light-to-medium rehabs close fastest. Multi-family inventory is thin but trades quickly when it surfaces — doubles and triples near the university loop are gone inside a week when priced to comp.
Where investors are buying
West Side and Green Ridge hold resale value best for flips targeting owner-occupants. The Hill Section supports higher rents for student-adjacent blocks but carries turnover and management cost. North Scranton is the value play — lower entry, longer hold.
Numbers investors should watch
Days-on-market for rehabbed product is running 35–55 days when finish quality hits median comp. ARVs are flat-to-up 2% year over year. The risk is over-building: top-of-comp finishes don't earn a premium in Scranton unless the block supports it.
